Gas safety & Carbon Monoxide Checks
From 29 March 2021, the Residential Tenancies Act 1997 (Vic) made it mandatory for Landlords to ensure a gas safety check and service is completed every 2 years. This is a specific test that can only be completed by a Type A Appliance Servicing accredited gas fitter and must meet the requirements outlined in the Residential Tenancies Regulations 2021 ("Regulations").
Whilst this is a requirement by the RTA, it is also highly recommended to any owner occupier that has a Type A Gas appliance.
Our checks ensure your home is safe and your appliances are operating as they should. Carbon Monoxide is a very poisonous gas that is often unnoticed. That is why it is important to ensure leaks are detected early and capped.
What is Checked
- Your Main gas line. We check for leaks and pressure retention.
- Negative Pressure test to ensure no Carbon Monoxide is pulling into your main living space.
- Carbon Monoxide Spillage test on all heating appliances and Hot water systems.
- That LPG cylinders and associated gas components are installed correctly.
- That appliance gas isolation valves are installed where required by AS/NZS 5601.1.
- Check certification for all installed gas appliances
- Service report upon completion
What do you mean service my appliances?
A service of your gas appliances means any appliance connected to the properties main gas supply gets checked for its integrity. This includes;
- Checking the condition and ventilation of gas appliance flue systems, including chimneys, and remove debris on appliances such as burners, pilot, fans, filters and air intakes
- Check the heat exchanger
- Check the gas supply and appliance operating pressure
- Check of the gas appliance burner ignition
- Check any gas appliance flame is appropriately lit
- Ensure gas appliances and their safety switches are operating as required
- That gas appliances (including cookers) are adequately restrained from tipping over.
- Check for carbon monoxide spillage on all heating appliances.
What is Carbone Monoxide?
In your home, Carbon Monoxide is produced by the incomplete combustion of fuels like natural gasses, which are used in appliances such as your stove top.
Carbon Monoxide is an odorless gas that gradually builds up within your home as it gets trapped and accumulates each time your appliance is used.
Carbon monoxide is extremely dangerous, it is odorless, tasteless and it is not something you can hear or smell. This is why testing is crucial.
